Tecnomat Assemini

The project involves the regeneration of a former disused industrial area in Assemini, which once housed a plant for the production of reinforced concrete pipes and components for large-scale hydraulic works.
The intervention follows a perspective of environmental sustainability and territorial enhancement, promoting the recovery of previously built-up and degraded land, in line with recent building and environmental regulations.
Before constructing the new complex, the existing buildings were demolished and the area was remediated, ensuring a significant improvement from a landscape, ecological, and urban point of view.
The project includes the construction of a Tecnomat retail store of approximately 13,000 square meters, on a redeveloped area that features green spaces, permeable surfaces, and over 500 parking spaces, including both public and private parking areas.
The project designates a significant portion of the area as unbuilt open space, intended for landscaped public green areas and permeable surfaces, contributing to the mitigation of the intervention and the enhancement of the area's landscape.
In addition to redeveloping a heavily degraded area, the intervention also represents an opportunity for urban enhancement of the surrounding neighborhoods. In particular, the proximity to the Truncu is Follas district—characterized by previously unregulated buildings that were later legalized—offers the chance to generate a positive impact on existing infrastructure, thanks to the collaboration between the public and private sectors.
The project developers have signed an agreement with the Municipal Administration to allocate funds derived from urban development charges, construction costs, and environmental compensations to the realization of public works and initiatives of collective interest, with particular attention to the redevelopment of existing infrastructure.
