Nautical district in industrial harbor
Capoterra's mountains, Santa Gilla pond, the skyline of the city of Cagliari, the strong presence of adjacent industries and the equipment of the industrial port, the historic complex of Sant'Efisio church and the canal harbor protection works are the elements of a environment system within which coexist natural, historical and productive values. The integration of technical and infrastructure resources with urban and environmental values puts the fill area of the East in a unique location for a settlement that go beyond the conventional industrial and shipbuilding area, subtracted to the relations with the territory and with the city, but that constitutes a large episode of redevelopment of an area artificially created during the construction of the port channel.
The idea on which the structure of this plan is based is the respect and promotion of environmental quality of the places that could be an added value against high-skilled jobs such as those related to yacht building medium to large size.
For this reason, the plan provides for a system that links the production activities with plenty of space for entertainment and exhibition activities, both commercial and cultural, and a detailed program that could be intended to ebsure complex services, at the same time, the vitality of 'area for any weather, and to place themselves in close connection with the pre-existing urban.
The intervention allows to use the water surface dell'avamporto and the relative protection of works already carried out, with only the integration of a security arm that allows the accommodation of the resulting materials of the already planned excavation of the port channel depth. >
Rather than reflect a traditional scheme organized for specialized areas, the size and morphology of the place suggested the creation of a compositional framework built for bands that, in an intersection generate spaces for productive activities, recreation and roads.
